At Residentia Trust we offer clients a comprehensive range of property management administration services to landlords, property owners and property investors.

Our team is dedicated to providing quality administrative services to our clients and adding value to the assets and investments of our clients.

These are some of the administrative services we offer:

  • Operation of a current and investment account on behalf of the Body Corporate in terms of Section 32 of the Estate Agents Act.
  • Arranging insurance policies for all assets of the Body Corporate, including buildings and improvements on the common area, as requested by the Board of Trustees. This includes assisting the trustees with the determination of replacement values of assets and arranging for valuations.
  • Handling insurance claims on behalf of the Body Corporate in respect of their insurance policies.
  • Assisting and advising the Board of Trustees on the enforcement of the Sectional Title Act, CSOS Act, as well as Management and Conduct Rules adopted by the Body Corporate.
  • Assisting and advising the Board of Trustees with the maintenance of the common property.
  • Negotiating on behalf of the Board of Trustees with:
  • Professionals, firms or organizations for the drafting of specifications in respect of any work or function to be undertaken on behalf of the Body Corporate
  • outside contractors to perform work for or provide services, excluding work on capital improvements.
  • Verification and payment of all amounts payable by the Body Corporate.
  • Calculation, submission and payment of all salaries and wages on behalf of the Body Corporate, including the relevant taxes such as PAYE and UIF as determined from time to time by the relevant authorities.
  • The issuing, distribution and explanation of monthly levy invoice and statements.
  • The collection/receipt of levies and/or other income due (CSOS Levies) to the Body Corporate.
  • The collection/receipt of special levies.
  • Attending to the collection of arrears as per debt collection procedure.
  • Preparation of monthly debtors arrear reports, including distribution to the Board of Trustees.
  • Recovery of utility charges as provided by 3rd party service provider/owner/trustees.
  • Submit the relevant documentation to the Ombud as specified within the Community Schemes Ombud Service Act of 2011.
  • When matters are referred to the Ombud for dispute resolution the Managing Agent will act as a representative of the Body Corporate.
